Murphy has fewer listings overall, but one part is picking up

These numbers cover the three months ending July 31, 2026. As of September 28, 2026, here's what the Real Estate Data Aggregator counted across Murphy's two ZIP codes.

The headline number for all of Murphy: pending sales across both ZIPs combined slipped just 1.2% from a year ago. That's nearly flat. But underneath that, the two ZIP codes are moving in opposite directions. That's the part worth paying attention to.

75094: pending sales jumped, inventory stayed tight

Honestly, I think 75094 is the more interesting story right now. The Real Estate Data Aggregator counted pending sales up 22% from a year ago in that ZIP. At the same time, homes for sale there dipped 1.2% to 85 homes. More buyers going under contract, fewer homes to choose from. That's a real shift.

New listings in 75094 still rose 10.1%, so sellers are coming to market. But buyers are absorbing them. The median sale price there came in at $623,500, up 8.4% from the same three months in 2025, according to the Real Estate Data Aggregator.

Homes in 75094 are taking longer to sell than a year ago, 47 days at the median. That's 10 more days than last year. So buyers have a little more time to think. But the ones who are deciding are actually committing, and that pending sales number shows it.

The Real Estate Data Aggregator also counted 41% of 75094 homes going under contract within two weeks of listing. That's up 1 point from a year ago. Price right and that speed is still there.

75074: fewer listings, fewer sales, but prices held near list

ZIP 75074 is a different picture. The Real Estate Data Aggregator counted 90 homes sold there, down 12.6% from a year ago. Pending sales fell 10.7%. New listings dropped 22.4%. Inventory fell 18% to 137 homes.

The median sale price there came in at $394,800, down 1.3% from a year ago. Prices dipped a little, but not dramatically. And the sale-to-list ratio actually ticked up 0.3 points to 97.8%, per the Real Estate Data Aggregator. Sellers are still getting close to what they ask.

One thing I'd point out: 21.1% of 75074 homes sold above list price, up 2.6 points from a year ago, per the Real Estate Data Aggregator. That's more than double the rate in 75094. The right home, priced right, is still getting competition in that ZIP.

What's happening nationally, and why it matters here

Nationally, Realtor.com reported that 20.4% of listings saw a price cut in August 2026. That's a real signal that overpriced homes are sitting. Murphy's numbers back that up: homes in both ZIPs are taking a few more days than last year.

Realtor.com also reported mortgage rates averaged 6.67% in August 2026. Then CNBC reported the average 30-year fixed rate hit 7.45% on September 24, 2026. That jump matters. Higher rates shrink what buyers can afford, which puts more pressure on sellers to price accurately from the start.

The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between second quarter 2025 and second quarter 2026. Murphy's 75094 is outpacing that at 8.4% price growth. That's a meaningful gap, and it reflects real local demand.

What this means if you're selling in Murphy

Honestly, I think the biggest takeaway is this: pricing has to match what buyers will actually do, not what sellers wish they'd do. Realtor.com counted 20.4% of national listings with price cuts. That's nearly 1 in 5 sellers having to adjust.

In 75094, the sale-to-list ratio was 97.5%, per the Real Estate Data Aggregator. That means the average gap between ask and sale was about 2.5%. List too high and you're likely sitting for a while. The 47-day median proves homes are not flying off the market.

In 75074, that ratio was 97.8% and 21.1% of homes sold above list. That tells me well-priced homes in that ZIP are still drawing real interest. But sales volume is down 12.6%, so the pool of active buyers is smaller than it was.

What this means if you're buying in Murphy

I'd suggest checking the full tax rate for any specific address before you make an offer. Murphy straddles Wylie ISD and Plano ISD depending on where you are, and that matters for both school access and long-term value. Don't assume the city and the ISD match.

The practical tip most buyers don't think to ask: with 5.1 months of supply in 75094 and 4.7 in 75074, you have a little breathing room. You don't have to rush. But the homes going under contract in two weeks are still happening. In 75094, 41% of homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. Know what you want before you find it.

  2. But 75094 is picking up on the pending side, with a 22% jump in contracts.
  3. 75074 has more listings, tighter competition at the lower price point, and 21.1% of homes selling above list.
