Sachse prices softened while national prices kept rising

Honestly, I think the most important thing for Sachse homeowners to know right now is this: the local price story and the national price story are pointing in different directions. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. But the Real Estate Data Aggregator put the median sale price in ZIP 75048 at $432,450 for the three months ending July 31, 2026. That is down 5% from the same three months in 2025. National headlines can give you a false sense of where your home stands.

Prices dipped, but buyers showed up

Here is the thing: even with prices softer, Sachse is not slow. The Real Estate Data Aggregator counted 104 homes sold in the three months ending July 31, 2026. That is up 30% from the same period in 2025. Pending sales hit 113, up 27% year over year. Homes are moving. They are just moving at lower prices than last year.

Homes that price right are going fast

The Real Estate Data Aggregator found that 38.1% of Sachse homes went under contract within two weeks of listing in the three months ending July 31, 2026. That is up 10 points from a year before. So nearly 4 in 10 homes are finding a buyer quickly. The ones that are not? They are likely sitting at the wrong price. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. That pattern is showing up here too.

More homes to choose from, and a practical tip

The Real Estate Data Aggregator counted 132 homes for sale in ZIP 75048 during the three months ending July 31, 2026. That is up 21.1% from a year before. New listings came in at 151, up 18%. Buyers have more options than they did last year. That is part of why sellers are seeing softer prices. I'd suggest sellers look hard at the homes that sold in the last 60 days, not the ones still sitting on the market.

One thing buyers often do not think to ask: Sachse is split between Garland ISD and Wylie ISD. That split matters for resale value and for how buyers search. Always confirm the ISD for the specific address before you make an offer. It changes who your future buyer pool is.

What the national picture adds

The Federal Housing Finance Agency reported U.S. house prices rose 0.3% month over month in July 2026, seasonally adjusted, and 2.6% year over year. Sachse went the other way on the annual number. Mortgage rates are also a factor. Realtor.com reported rates topped 7% for the first time since January 2025. That is putting pressure on buyers everywhere, and it is one reason more sellers nationally are cutting prices.
