Wylie buyers have more breathing room than the headlines suggest

Honestly, I think the most useful thing I can tell you right now is this: the market in Wylie is not a sprint for everyone. The Real Estate Data Aggregator counted 264 homes sold in ZIP 75098 in the three months ending July 31, 2026, and the median time on market was 56 days. That's the same as a year ago. Most homes are giving you real time to look around.

But here's the split you need to know. The Real Estate Data Aggregator shows 23.2% of Wylie homes went under contract within two weeks of listing, in that same period. So roughly 1 in 4 homes moved fast. The other 3 in 4 did not. If you see a home that looks sharp and is priced right, don't sleep on it. For everything else, you've got time.

CNBC reported the average 30-year fixed mortgage rate hit 7.45% on September 24, 2026. That's a real cost. It makes the price and the tax rate matter even more. In Wylie, some newer communities carry MUD or PID taxes on top of the base rate. I'd suggest pulling the full tax rate for the specific address, not just the city average, before you fall in love with a house.

What the price picture looks like

The Real Estate Data Aggregator put the median sale price in ZIP 75098 at $458,588 for the three months ending July 31, 2026. That's up 3.1% from the same months in 2025. The Federal Housing Finance Agency reported U.S. home prices rose 2.1% year over year between the second quarters of 2025 and 2026. Wylie is running a little ahead of the national pace, but not wildly so.

The Real Estate Data Aggregator also shows homes sold in Wylie jumped 15.3% compared with the same three months in 2025. More sales is a good sign for sellers. But supply dropped too. Homes for sale in 75098 fell 9.1% year over year, to 379 active listings. New listings dropped 10.5%. So there's less to choose from than there was a year ago.

What sellers should know

The average Wylie home sold at 97.7% of its list price, per the Real Estate Data Aggregator. That's held steady from a year ago. Only 9.9% of homes sold above list, down 1.9 points from last year. Realtor.com reported that 20.4% of listings nationally saw a price cut in August 2026. Wylie isn't immune to that pressure. Pricing right from day one still matters.

One thing buyers often skip

Here's the tip I always give before anyone writes an offer in Wylie. Sachse sits right next door, and it's split between Garland ISD and Wylie ISD. That split changes the price. Lavon is also close, but it's mostly new construction, has almost no retail, and often carries higher MUD and PID taxes. Wylie ISD and Wylie's established neighborhoods are a different market from either of those. Check which ISD the address actually feeds into, not just the city name on the listing.
